All you need to do is simply complete and sign just one form and we will take care of everything else for you. You don’t even have to notify your current agent, we will do that for you.
- Contact your current real estate agency and advise we are taking over management.
- We will obtain a copy of all current documentation relating to the property, specifically any current tenants and tenancy agreements.
- Advise the Tenants that we are taking over as the Managing Agent
- Conduct an inspection of the property at the time we take it over and advise you of any anomalies between your previous Agents most recent inspection and the current condition of the property.
- Notify any relevant authorities of the transfer of management (e.g. Bond Board, Revenue Office)
- Take the best possible care of your Property and Tenants moving forward so you never have to switch again!
We will also add your property to the WigginsKeenan system and provide you access to the WigginsKeenan Landlord Login.
If your current Agent has a notice period in their Managing Agents Agreement that you have signed we will need to give them notice in accordance with that requirement, this is typically between 30 to 90 days. Some Agents may have a penalty if you are switching within the first 12 months of their agreement.
If the notice period is 90 days or less, WigginsKeenan will not charge you our monthly management fee for the period of notice with your existing Agency to ensure you aren’t paying two Agents at the same time. If there is a penalty fee please contact us and we can work out the best way to approach this so you are not financially disadvantaged by switching to WigginsKeenan. If your property is tenanted we will not charge you a letting fee, in fact WigginsKeenan only charge letting fees for new tenancies.
